I love this business. Of course, I try not to take things too seriously. That’s good after years of being pretty high strung.

I’m writing this mid-day on Wednesday. If you was looking for a post this morning, I will apologize. I am trying again to take Wednesdays off – at least get off by noon. That most often requires pretty long Tuesdays and early Thursdays.

Tuesday was a long day. I worked around Mullet Jump Alabama and the jobs were pretty spread out. And, as usual, it takes time to navigate around the bayous, lakes, rivers and gulf front properties in Mullet Jump.

It was mostly a day of work. Steady but not the sweaty kind. I had one interior inspection, fifty-five property inspections and one securing job. (1•10)+(55•7.50) +(1•80)

Do you remember the Creeping Kudzu Effect? Well, quite a while back mortgage inspection companies started requiring interior inspections on some vacant properties. The field rep is supposed to report on the work done by the preservation crew. Some companies call it quality control. Some companies pay more for them and some don’t.

I really appreciate the concern some of the companies have for their field reps doing the interior inspections. One of our companies asks for you to do so much it’s obvious they want you to slow down and relax for an hour or so. You know, stress will kill ‘ya.

Here are the results of an interior inspection I did yesterday. You will notice that there is no recommendation for lunch or anything like that. It’s all work. Ten bucks worth in this case!

  1. Is real estate broker/agent signs posted? No
  2. Are all cabinets and closets clean? No
  3. Is the lawn cut and manicured? No
  4. Are the kitchen appliances clean? No
  5. Are the floors clean? No
  6. Is the yard cleared of debris? No
  7. Is the carpet vacuumed and clean? No
  8. Is there a lock box on the door? Yes
  9. Are kitchen counters clean? No
  10. Are the windows clean? No
  11. Are ashes removed from any fireplaces? No
  12. Is air freshener noticeable? No
  13. Are bathtubs, showers, wash basins and toilets clean? No
  14. Are sidewalks clear of grass and clippings? No
  15. Are circuit breakers off? No
  16. Are the driveway and sidewalks free of snow? Yes

Man!!! Almost a perfect record. This is the same preservation crew I have been working behind for quite a while now. They’re pretty good too. This time there was a mowed path from the sidewalk to the front door. Yeah! No more grass seeds sticking to my collar!
OK. I know it’s kind of a short post but it is my day off. The moral of the story: There are at least two ways for a field rep to loose money in a hurry. Number one is to do a lot of interior inspections. Number two is to gamble at a casino. However, at the casinos you do at least have a chance to get your money back.
